What’s actually involved
A chase cover is the metal lid that sits on top of a prefabricated chimney chase (the framed and sided rectangular structure on the roof, distinct from a brick chimney). It keeps rain, debris, and animals out of the chase cavity.
Most original chase covers are galvanized steel — which rusts in 8-15 years in DFW’s humidity. Once the cover rusts through, water enters the chase, soaks the framing, drips onto the firebox, and starts a slow rot that ends with rebuilding the entire chimney structure.
The replacement: stainless steel (24- or 26-gauge), custom-fabricated to your specific chase dimensions, with proper drip edge and storm collars around any flue penetrations. Installation includes sealing all penetrations against water entry.

- Installation — Old cover removed, chase top inspected for rot or damage, new cover positioned, sealed at penetrations with high-temp silicone, and fastened into the chase top.
- Final inspection — Walk-through with photos showing before/after. 10-year warranty paperwork, materials lifetime warranty against rust-through.
Materials and standards
We use 24-gauge stainless steel (304-grade) for standard chase covers and 22-gauge for chase tops larger than 36×36 inches. Storm collars are formed from the same stock to match. All sealants are high-temperature silicone rated for chimney use; we don’t use general-purpose roofing sealant which fails within 3-5 years on chase covers due to thermal cycling.

How do I know my chase cover needs replacement?
Visible rust streaks down the chase siding, water stains on the firebox or surrounding ceiling, or a chase cover that’s dented from hail. From the ground, look for orange/brown streaks running from the top of the chase down the siding — that’s rust water.
Why stainless and not galvanized?
Stainless lasts 30+ years in this climate; galvanized lasts 8-15. The cost difference at install is $150-300; the cost difference over 25 years is $1,500+ in repeat replacements plus any water damage to the chase frame.
Can you repair instead of replace?
