5. Why annual chimney sweeping matters

The National Fire Protection Association (NFPA 211) is unambiguous on this: chimneys, fireplaces, and vents shall be inspected at least once a year for soundness, freedom from deposits, and correct clearances. Sweeping is the cleaning side of that same standard — and it isn’t optional maintenance, it’s fire prevention.

Here’s what builds up inside a flue every burn season. Wood smoke contains tar, creosote, and unburned hydrocarbons. As that smoke cools on its way up the chimney, those compounds condense onto the flue walls in three stages — light soot, then crusty Stage-2 deposits, then hard glazed Stage-3 creosote that looks like black glass. Stage-3 burns at over 2,000°F when ignited and is the direct cause of almost every chimney fire in DFW. Roughly 22,000 chimney fires are reported in U.S. homes in an average year — most of them preventable with a yearly sweep.

Beyond fire risk, a clogged flue chokes draft. Smoke spills back into the room, carbon monoxide can pool, and the fireplace becomes inefficient — you burn more wood for less heat. Annual sweeping also catches the small problems early: a cracked flue tile, a failed cap, a bird’s nest, a hairline crown crack. Catching those at $XXX beats finding them at $X,XXX next spring. 6. Our 4 chimney sweep tiers

We split sweep work into four service tiers, priced transparently. Pick the one that matches what you actually need — we won’t upsell you into a tier you don’t.

Tier 1 — Standard chimney sweep

The baseline annual cleaning. Drop-cloth containment from firebox to hearth, HEPA-vacuum at the damper, brush the flue from the top down (or bottom up depending on access), shop-vac the smoke shelf, and remove debris from the firebox. Includes a quick visual check of the cap, crown, and damper. What it’s for: light Stage-1 soot, regular maintenance, homes that burn 5–15 fires a season. 45–60 minutes on-site.

Tier 2 — Sweep + Level-1 inspection

Everything in Tier 1, plus a documented Level-1 inspection per NFPA 211. Tech inspects the readily accessible portions of the flue, firebox, smoke chamber, damper, cap, crown, and exterior masonry. You get a digital report with photos and a written status of each component. What it’s for: annual maintenance with a paper trail (insurance, real-estate transactions, peace of mind), or first-time customers with no service history on the chimney. 60–90 minutes on-site. Tier 3 — Sweep + cap check & re-seal

Tier 2 plus a roof-level cap inspection. We pull the cap (or inspect in place), check the screen for damage, verify the base seal, re-seal with high-temp silicone if needed, and re-set with proper torque. What it’s for: chimneys 8+ years past last cap install, post-hailstorm inspections, or homes where you’ve noticed water staining inside the firebox. 75–105 minutes on-site. Tier 4 — Sweep + dryer vent combo

Tier 1 chimney sweep bundled with a full dryer vent cleaning on the same trip. We use a rotating brush system through the entire dryer duct run, vacuum at both ends, and verify airflow. What it’s for: households doing annual home-safety maintenance who want both fire-risk systems handled in one visit. Saves a separate trip charge. 90–120 minutes on-site total.

2. Confirmation + 2-hour arrival window. You get a text with your tech’s name, photo, and a tight 2-hour window — not the all-day “between 8 and 5” routine. We text again when the tech is 30 minutes out.

3. On-site setup (5–10 min). Tech protects the floor with drop cloths from the firebox to your front walkway, sets up HEPA containment at the damper, and confirms what tier you booked.

4. The sweep itself (45–75 min). Brush the flue with the right brush head for your liner type (clay tile, stainless, or cast-in-place), vacuum the smoke shelf and firebox, remove the damper assembly if needed for access, and clear any nest debris.

5. Inspection (if Tier 2+). Tech runs a visual or video Level-1 inspection of all readily accessible chimney components and photographs anything that needs your attention.

6. Cleanup. Containment comes down, drop cloths are folded with the debris inside, and the hearth is wiped down. Your house should look the same as when we arrived — that’s the standard.

8. DFW seasonal best practices

DFW chimney use is concentrated in a short, intense window — and how you time your sweep matters a lot more than people realize.

Late summer / early fall (August–October) is the sweet spot. This is when we have open same-day slots almost every weekday and pricing is at its most flexible. Get the sweep done before the first cold front and you walk into burning season with a clean flue, a known-good cap, and a documented Level-1 inspection in hand. Book in this window and you’ll never wait.November–December is peak. The first 40°F night flips a switch across the metroplex and our phones light up. We still hit same-day in most of the 12-city core, but arrival windows tighten and weekends fill first. Pricing doesn’t go up — but flexibility does go down. If you can avoid waiting until you smell smoke in the living room, do. Post-cold-snap creosote rate. When DFW gets a hard freeze and people burn three or four fires back-to-back over a long weekend, creosote deposits accelerate dramatically. We’ve seen Stage-2 buildup form in a single hard-burn weekend on a flue that was fine the week before. If you burned heavily during a freeze, book a sweep within 30 days. Don’t wait until next October. Allergy-season dryer-vent combos (March–May). Our Tier 4 combo books heaviest in spring. Two reasons: dryer vents clog faster in pollen season as lint mixes with airborne allergens, and homeowners doing spring maintenance want to knock both fire-risk systems out in one visit. If you’ve been putting off the dryer vent, this is the right window. Holiday-prep timing. If you’re hosting Thanksgiving or Christmas and the fireplace is going to be on, book your sweep no later than the second week of November. December slots fill 2–3 weeks out and we don’t compromise on inspection time just because the holidays are pressing — we’d rather book you for January than rush a sweep. Storm-driven inspections. 11. FAQ

How often should I have my chimney swept?

NFPA 211 calls for an annual inspection at minimum, with sweeping triggered by buildup. For most DFW homeowners burning 10–25 fires a winter, that means once a year, every year, ideally late summer or early fall. Heavy burners (40+ fires/season) often need mid-season touch-ups. Gas-only fireplaces need less frequent sweeping but still benefit from a yearly Level-1 inspection.

When is the best time of year to schedule a chimney sweep?August through October. That window has the most open same-day slots, the widest tech availability, and the least seasonal pressure. November–December still works but books tighter. After Christmas through early summer is also fine — and post-storm inspections (April–June after hail) are smart even if you’re not actively burning.

Do you sweep gas fireplaces?

Yes. Gas fireplaces don’t produce creosote, but they accumulate dust, debris, spider webs, and combustion residue, and the venting still needs annual inspection per code. We do a modified Tier 1 (no aggressive flue brushing on a gas-rated liner) plus a full Level-1 inspection of the firebox, logs, burner, and vent. Will a chimney sweep make a mess in my house?

No — and if it does, that’s our screw-up to fix. We use HEPA containment at the damper, drop cloths from the firebox to your front door, and a sealed-bag debris system.
