Chimney liner installation in DFW costs $2,000–$–+ stainless, $4,000–$–+ cast-in-place, and $1,200–$–+ aluminum in 2026. Texas Chimney Experts explains which liner type fits which application. Texas Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.

What’s actually involved

A chimney liner is the conduit inside the masonry chimney that channels combustion gases safely from the appliance (fireplace, furnace, water heater) to the outside. Damaged or missing liners are one of the top causes of chimney fires and CO incidents.

Three main liner types and 2026 DFW pricing: Stainless steel (flexible or rigid) — $2,000–$–+ installed, the most common modern relining choice. Cast-in-place (concrete poured around an inflatable form) — $4,000–$–+0+, the most expensive but creates a structurally reinforcing liner. Aluminum (gas appliances only) — $1,200–$–+, code-permitted for low-temperature gas applications only.

DFW relining is most often triggered by: cracked clay-tile flues (common in pre-1980 housing), post-fire damage requiring NFPA-mandated relining, or gas appliance conversion that requires correct sizing for the new appliance.

Material warranties: stainless 15-year to lifetime depending on grade (304 vs 316L). Cast-in-place 50+ years. Aluminum 5–10 years (gas-only).

Why this matters in DFW specifically

DFW relining demand is driven by the metroplex’s mid-century masonry stock — Dallas, Richardson, Garland, Mesquite homes built 1955–1980 have original unlined or clay-tile-lined flues that are now showing cracks, gaps, and missing sections. Combined with the freeze-thaw cycles that accelerate clay tile failure, relining quotes in central DFW run 20-30% above the rural Texas average. Frisco/McKinney prefab chimneys (post-2000) typically don’t need relining unless damaged.

Our process

  1. Level 2 inspection">Level 2 inspection first — Relining is never done blind. A Level 2 video inspection ($300–$–+) confirms the liner type, condition, and proper sizing for the connected appliance. Many quotes for relining turn out to be unnecessary after honest Level 2 review.
  2. Material recommendation — Stainless 316L for wood-burning. Stainless 304 for occasional/light wood use. Cast-in-place for severely deteriorated chimneys needing structural reinforcement. Aluminum only for code-permitted gas applications.
  3. Sizing calculation — Liner diameter must match the appliance — undersized causes draft problems, oversized causes condensation and creosote acceleration. We use NFPA 211 Annex K sizing tables.
  4. Installation — Stainless: 1-day install for most single-story DFW homes, 2 days for multi-story or complex routing. Cast-in-place: 2-3 days including form removal and cure time.
  5. Inspection + final report — Post-install Level 2 video confirmation, written warranty documentation, and updated written record for insurance/sale purposes.

Frequently asked questions

Stainless or cast-in-place?

Stainless for almost all DFW relining — it’s faster, cheaper, and warrantied 15-year to lifetime. Cast-in-place only when the chimney structure itself is failing and needs the structural reinforcement of a poured liner.

Why is aluminum so much cheaper — can I use it?

Only for gas appliances per code. Aluminum melts at wood-burning temperatures and is explicitly prohibited by NFPA 211 for solid-fuel use. If a contractor quotes aluminum for a wood fireplace, walk away.

Do I really need to reline, or can I just patch the flue?

Localized minor damage (one or two cracked tiles) can sometimes be repaired in-place. Multiple cracks, missing sections, or any post-fire damage = full reline is the only NFPA-compliant option. A real Level 2 inspection tells you which scenario you’re in.

Will my insurance cover relining?

Sometimes — post-storm damage with documented date-of-loss may qualify. Wear-and-tear (clay tile cracking from age) typically doesn’t. Document everything if you’re filing a claim.

How long does a stainless liner last in DFW?

316L grade with proper insulation: 25-40+ years for normal residential wood use. 304 grade: 15-20 years. Both come with manufacturer warranties (15-year to lifetime depending on brand and grade).
