A chimney rebuild is the larger sibling of masonry repair — when the structure has deteriorated past the point where tuckpointing or partial repair will hold, the chimney needs to be taken down and built back up. Texas Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.

What’s actually involved

Chimney rebuild means structurally taking down and rebuilding a portion (or all) of the chimney stack. There are two types: partial rebuild (typically the top 2-4 feet, where weather damage is concentrated) and full rebuild (foundation to top, when structural integrity is compromised throughout).

The decision to rebuild rather than repair comes from the inspection: when more than 30-40% of the masonry is failing, when foundation movement has cracked the structure through multiple courses, when fire damage has compromised the structural brick, or when the chimney is leaning out of plumb beyond what’s safe.

Partial rebuild is the most common — the top of the chimney takes the most weather and is usually where damage is concentrated. We rebuild from the first sound course up, matching brick and mortar to the existing chimney.

Full rebuild is invasive and expensive but sometimes the only correct option. We discuss alternatives (rebuild vs. replace with prefab vs. remove if no longer needed) before any rebuild scope is finalized.

Why this matters in DFW specifically

Foundation movement on Blackland Prairie clay soil is the leading cause of full chimney rebuilds in DFW. Houses built between 1955 and 1985 sit on chimney pads that have moved 1-3 inches over the decades, pulling the chimney structure with them. By the time the homeowner notices visible cracks running up the chimney exterior, the foundation movement has often compromised the chimney through multiple brick courses. Repair is no longer enough; the structure needs to come down to a sound base and be rebuilt.

Our process

  1. Comprehensive inspection — Level 2 video plus structural inspection of the full chimney to determine rebuild scope and sound starting course.
  2. Permit pull and written quote — Most DFW municipalities require permits for chimney rebuilds. We pull permits, included in the quote — no surprise costs.
  3. Demolition — Chimney taken down to the sound starting course. Materials disposed responsibly; site protected throughout.
  4. Rebuild — New chimney built up using brick and mortar matched to existing (color and weathering). Includes new crown, flashing, cap, and liner if applicable.
  5. Final inspection and warranty — Permit closed, certification documentation provided, walk-through with homeowner. 10-year structural warranty on rebuilds.

Materials and standards

Replacement brick is sourced to match existing — we maintain inventory of common DFW subdivision brick types and have salvage relationships for older custom homes. Mortar is Type N (the right balance of strength and flexibility for DFW conditions) color-matched to weather-aged surroundings. New crowns are polymer-modified concrete with proper expansion joint and overhang.

Frequently asked questions

How do I know I need a rebuild instead of repair?

Inspection determines this — but visible signs include: vertical cracks running multiple feet of the chimney height, leaning of the chimney visible from the side, large sections of missing brick or mortar, and structural separation of the chimney from the home.

How long does a rebuild take?

Partial rebuild (top 2-4 feet): 3-5 days. Above-roofline rebuild: 5-10 days. Full rebuild: 1-2 weeks plus permit close-out.

Will the new chimney match the old?

We match brick and mortar to existing as closely as possible. For chimneys built with custom brick we can usually source close matches; for unique historic brick the match may be slightly visible at first but weathers in over a season or two.

Can I get a second opinion before agreeing to a rebuild?

Of course — we recommend it for any rebuild scope. About one in five rebuild recommendations we re-inspect turn out to be repairable for a fraction of the cost. The opposite happens too.

Will my insurance cover a rebuild?

Storm damage, lightning strike, and fallen-tree damage that destroys structural integrity are typically covered. Gradual deterioration and foundation movement are typically not. Document everything; we provide reports adjusters accept.
