Texas Chimney Experts — DFW chimney & fireplace specialists. Free inspection, written quote, no surprise fees.
CSIA defines three inspection levels per NFPA 211. Knowing which one you actually need (and which one a real-estate inspector will accept) is half the battle. Texas Chimney Experts performs all three CSIA-certified levels across DFW. Level 1 ($149-$-+) for routine annual; Level 2 ($295-$-+) for real-estate transactions, post-fire, or appliance changes; Level 3 ($895-$-+0+) for confirmed structural concerns. Same-week scheduling. Texas Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following CSIA Certification standards. Free inspection, written quote, no surprise fees.
What’s actually involved
The three inspection levels are defined by NFPA 211 (the National Fire Protection Association standard for chimneys) and the inspection methodology is taught + certified by CSIA (Chimney Safety Institute of America). They are NOT brand-specific or technician-discretionary — each level is required by code in specific scenarios.
Level 1 — Routine annual inspection. Visual examination of all readily accessible portions of the chimney exterior, interior, and accessible portions of appliance and chimney connection. Required when there are no changes to the system and no known problems. Roughly 30-45 minutes; $149-$-+ in DFW. This is what’s bundled with an annual sweep and what membership/sweep-club plans cover.
Level 2 — Required by NFPA 211 for: any sale or transfer of property, any change in the system (new appliance, fuel change, flue modification), or after any operation event that may have damaged the chimney (chimney fire, earthquake, weather event with structural impact). Includes everything in Level 1 plus video flue scan, accessible attic/basement/crawlspace inspection, and verification of clearances to combustibles. Roughly 60-90 minutes; $295-$-+ in DFW. Texas Real Estate Commission TREC inspection forms reference Level 2 for real-estate transactions.
Level 3 — Required when Level 1 or Level 2 reveals a hazard that can only be confirmed by removing portions of the chimney structure (interior wall sections, masonry, or chimney shroud). This is destructive inspection — we open up portions of the building or chimney to access concealed areas. Level 3 is rare; typically only triggered by serious structural concerns or insurance/legal investigations. $895-$-+0+ depending on access scope.
Critical: real-estate inspectors and insurance adjusters know the levels. A ‘visual inspection’ submitted as documentation for a property transfer or fire-damage claim will be rejected — Level 2 is the floor for those situations.
Why this matters in DFW specifically
Two DFW-specific patterns drive Level 2 demand: (a) the spring real-estate season — Texas Real Estate Commission requires chimney inspection on the TREC residential inspection form, and a Level 2 video scan is what most listing agents request to clear the chimney section. (b) post-storm Level 2 inspections after hailstorms — DFW’s March-May hail pattern produces visible roof damage that triggers chimney inspection clauses on insurance claims. Insurance carriers want Level 2 with documented video evidence, not a visual.
Our process
- Tell us why you need it — Annual maintenance (Level 1), property sale or fire (Level 2), confirmed structural concern (Level 3). Call (214) 444-8103 — we’ll confirm the level on the call.
- Schedule and arrive on time — We give a 2-hour window. Tech texts en-route. CSIA-certified on every Level 2 and Level 3 inspection — required by code, enforced by us.
- Perform the inspection — Level 1: visual + accessible. Level 2: adds video flue scan + attic/crawlspace + clearance verification. Level 3: opens building sections per the agreed scope, with photo documentation at every step.
- Written report delivered same-day — PDF report with photo documentation for Level 1, video footage + photo report for Level 2, full structural documentation for Level 3.
- Repair quote if needed — Any deficiencies quoted in writing, fixed price, no upsell pressure. You decide whether to proceed.
Materials and standards
All inspections performed per NFPA 211 chapter 14 methodology, by CSIA-certified technicians (CSIA Certified Chimney Sweep credential maintained current). Level 2 video uses high-resolution flue cameras with rigid + flexible probe options. Texas Real Estate Commission TREC inspection forms accepted for property-transfer documentation. Reports retained 7 years for re-issue if needed (e.g., during property sale).

Frequently asked questions
Which level do I need?
Annual maintenance with no concerns: Level 1. Selling/buying a home, or after a chimney fire / appliance change / major weather event: Level 2. Confirmed or suspected hidden structural damage (Level 1 or 2 found something concerning that needs deeper access): Level 3.
Will my Realtor accept a Level 1 for closing?
Most won’t, and most insurance carriers won’t either. NFPA 211 explicitly calls for Level 2 on property transfer. We’ve seen deals delayed because someone tried to substitute a Level 1 — don’t be that seller.
Can I skip Level 2 after a chimney fire?
No. NFPA 211 requires Level 2 after any operation event that may have damaged the chimney — chimney fire is the textbook example. Using the chimney before clearing Level 2 is the leading cause of repeat (worse) chimney fires.
How long does each take?
Level 1: 30-45 min on-site. Level 2: 60-90 min on-site. Level 3: variable — half-day to full-day depending on access scope. Reports delivered same-day or next-business-day.
Do you provide written reports?
Yes for all three levels. Level 2 includes the flue video. Level 3 includes structural documentation suitable for insurance, legal, or engineering review.
Are CSIA-certified inspectors required?
For Level 2 and Level 3, NFPA 211 effectively requires it via the methodology — only a trained inspector knows the criteria for pass/conditional/fail at each access point. We don’t send anyone without active CSIA certification on a Level 2 or Level 3.
