Breathable Water Repellent
Brick is porous by design: it absorbs water and gives it back. The repellent we use is a vapor-permeable siloxane that lines the pores so rain beads and runs off, while moisture already inside the masonry still evaporates out. What we never put on a chimney is a film-forming sealer — acrylics, silicone paints, and the hardware-store waterproofer in a can seal the surface both ways, trap vapor behind the face, and pop the brick off in the first hard freeze. Application matters as much as product: the masonry has to be clean, dry, and repaired first, then flooded to the manufacturer's coverage rate rather than misted. We inspect and photograph the stack before applying, because sealing over an open joint just locks the leak inside.

The standard is condition-driven, not calendar-driven: NFPA 211 ties cleaning to a measured 1/8" of creosote accumulation, and a Level 1 inspection is the way we confirm you've reached it. For a wood-burning fireplace in regular use that typically lands at once per heating season — but we measure the buildup and tell you what the flue actually shows rather than assuming.
