The crown is the concrete slab capping the chimney; its job is shedding water off the brick. Hairline cracking qualifies for a CrownCoat-type elastomeric seal ($300-$-+). Left alone, water works into the brick and the repair bill spreads to the whole chimney within a few years.

Where you can see large cracks, heaving, or material already gone, stay out from under the chimney during freeze conditions. • 1. Get a clear look at the crown — Binoculars from a safe spot on the ground are enough. Examine the concrete slab surrounding the flue tile for hairline cracks, wider cracks, missing chunks, correct slope (it should fall away from the flue), and any separation from the brick below. (Photograph everything — the photos are what the repair decision rests on. If this fixes it: STOP. If not: continue.)
• 2. Check the brick directly below the crown — A failing crown writes its history on the top courses: wet staining, efflorescence, and in advanced cases spalling, where the brick face pops off. Read the upper bricks and you know how long the failure has been running. (Heavy spalling up top means the crown failed years ago and repair is overdue. If this fixes it: STOP. If not: continue.)
• 3. Decide based on severity — The inspection logic is straightforward. Hairline cracks only, all material present, slope intact: a CrownCoat seal is the correct call. Wider cracks, missing chunks, a heaved or flat slab: nothing short of a full rebuild holds. (Match the repair to the finding — sealing a failed crown throws money away. If this fixes it: STOP. If not: continue.)
• 4. Schedule a Level 1 inspection for documentation — However sure you are of the repair, get the condition on paper with photos. A documented crown record matters at sale time and in any insurance claim. (Documentation turns the repair quote into something you can hold a contractor to. If this fixes it: STOP. If not: continue.)
• 5. Get at least two quotes if rebuild is needed — Rebuild pricing and quality vary widely. Done to spec, a rebuild includes a sloped concrete cap with overhang, an expansion joint around the flue tile, and a bond-break between flue and crown. Bids that skip those details crack again in 3-5 years. (A suspiciously cheap quote usually means missing details — make the bidder itemize. If this fixes it: STOP. If not: continue.)
• 6. Add waterproofing after the repair — A rebuilt crown still earns a vapor-permeable sealer. Let the concrete cure the full 28 days, then apply a siloxane-based sealer; it extends crown life by 10+ years. (Post-repair sealing protects the work for a small added cost. If this fixes it: STOP. How long should a chimney crown last?

Built to spec — bond-break, overhang — a crown lasts 25-50 years. Built poorly, with a flat top and no bond-break, cracking starts within 5-10 years. Unsealed crowns in DFW's freeze-thaw climate lose life either way.

Is CrownCoat a permanent fix?

On a structurally sound crown with hairline cracks, a correct CrownCoat application holds 10-15 years. Missing pieces or major structural failure sit outside its scope — that condition requires a rebuild.

Can I see the crown myself?

Ground-level binoculars will show you major cracks and missing chunks. Hairline cracks need closer access — a Level 1 inspection covers that with a roof-level look or drone photos.

Does a cracked crown affect the flue?

Indirectly, yes. Water passing through a failed crown attacks the top brick courses and the flue tile collar, and long-running crown failure typically ends in flue liner damage as well.

What’s the difference between crown and cap?

Two different components. The cap is the meshed metal cover sitting on the flue tile itself, keeping animals and rain out of the flue. The crown is the concrete slab around the flue that covers the rest of the chimney top.
