The chimney crown is the concrete or mortar slab on top of the chimney that sheds water away from the flue tile and brick. A failing crown is the #1 silent cause of chimney damage in DFW — water gets in, freeze-thaw amplifies the cracking, and the structure deteriorates from the top down. — Texas Chimney Experts Texas Chimney Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.
What’s actually involved
The chimney crown is the topmost protective slab on a masonry chimney. It should slope away from the flue, overhang the brick by at least 1 inch (a drip-edge), and be made of proper crown mortar mix or precast concrete — not the standard mortar used for brick joints.
Most older DFW chimneys have a builder-grade crown made of standard brick mortar, which fails 10-15 years in. The cracks are often invisible from the ground but let water into the brick, the smoke chamber, and the wood framing around the chimney.
Crown repair has three levels: sealant patch (cheapest, 3-5 year fix), partial rebuild (replace the cracked section), or full rebuild (tear off and pour a proper crown). We recommend the right scope based on what we see, not the most expensive option.
A proper rebuilt crown uses a 3,500+ PSI concrete mix, slopes 2.5-4° away from the flue, has a 1+ inch overhang with drip-edge, and includes a flexible joint between crown and flue tile so they can expand at different rates without cracking.
Why this matters in DFW specifically
DFW chimneys take more freeze-thaw cycles per year than colder climates that stay frozen — we cycle through freeze and thaw dozens of times each winter. Each cycle expands water trapped in crown cracks and pries the cracks wider. A small hairline crack in October becomes a 1/8″ gap by March. Annual crown inspection is critical.
Our process
- Inspection and documentation — Photo the crown from the roof — most homeowners have never seen their crown. We document with measurements and condition assessment.
- Quote with options — Sealant, partial rebuild, or full rebuild — quoted with timeline and warranty for each.
- Repair execution — Sealant: same day. Partial rebuild: 1-2 days. Full rebuild: 2-3 days plus cure time.
- Final inspection + warranty — Photos of finished work, warranty paperwork.
Materials and standards
All chimney crown repair work follows NFPA 211 (the National Fire Protection Association standard for chimneys, fireplaces, vents, and solid-fuel-burning appliances) and CSIA (Chimney Safety Institute of America) protocols. Our technicians carry general liability insurance and workers’ comp.

Frequently asked questions
How do I know if my crown is failing?
Visible cracks (from ground or roof), white efflorescence on the brick below, water leaks at the firebox after rain, smoke smell after rain. Annual inspection catches it.
Is sealant enough or do I need a rebuild?
Sealant works for hairline cracks (under 1/16″). Anything wider needs partial or full rebuild.
How long does a proper crown rebuild last?
20-30 years if done with proper concrete mix and a flexible joint at the flue.
Do you use ‘crown coat’ products?
Yes for the right scope (small hairline cracks). No as a substitute for actual rebuild on failing crowns — we don’t sell short-term fixes that mask bigger problems.
Can I see photos of my crown before deciding?
Always — every quote includes drone or roof photos so you can see exactly what we’re seeing.
