Chimney Liner
CCTV-confirmed liner failure relined with a UL-1777 stainless system, then re-scanned.
Learn moreCrumbling mortar joints on a 20-plus-year stack are both a water-entry path and a structural weakness, which is why we assess joint depth and condition before quoting. The failed mortar is ground out to the correct depth and repacked with fresh, color-matched type-S or type-N — the mix matched to the masonry so it bonds and weathers rather than cracks out. We document the deteriorated joints and the repointed result so the restored weather seal and structure are verified on record.
Prices shown are starting estimates and may change with the condition, access, and scope we find on site. Only a written quote from an on-site visit is a price we commit to.
Tuckpointing is a precise, single-discipline job: the brick on your chimney is sound, but the mortar between it has weathered, recessed, cracked, or washed out, and those open joints are letting water behind the masonry. Texas Chimney Experts restores the joints and nothing more — we grind out the failed mortar to a sound depth, then repack and tool it with mortar matched in color, texture, and strength to the original. How this differs from our masonry-repair service: masonry repair replaces deteriorated brick as well as mortar, while tuckpointing is joints-only — when the brick faces are still solid and it's purely the mortar lines that have failed, repointing is the correct, less-invasive fix and there's no reason to disturb the brick. And unlike a full restoration, which rebuilds crown, cap, flashing, and masonry together, tuckpointing is the focused joint service on its own.
Two measurements decide whether the job holds: cut depth and mortar match. Each failed joint is ground to a sound depth — roughly the joint width or more — so the new mortar bonds to solid masonry rather than bridging a hollow, shallow smear that pops out within a season. The mortar is then matched to the brick's strength instead of reaching for the hardest mix: Type N or Type S selected to the masonry, soft lime mortar on pre-1930 brick, because a too-rigid portland mortar transfers stress into softer brick and spalls the very faces it sits between. Color and tooling are matched so the repointed joints read as original, not as a gray seam across the stack. Throughout, OSHA-compliant silica dust control — HEPA extraction and wet-cutting — keeps the grinding from loading the home's air with crystalline silica.
Because this is joint work, the honest scope question is whether the joints are genuinely all that's failed. We sound the brick faces and check for movement before committing to repointing-only: spalling brick, or a section that's loose, bulging, or cracked through, is masonry-repair or restoration territory, and we name it rather than repoint around damage that will keep spreading. Where the brick measures sound, tuckpointing is one of the highest-value preventive jobs on a chimney — it closes the water path before freeze-thaw can convert open joints into displaced brick.
What's left is a chimney whose joints are watertight and load-bearing again, the new mortar disappearing into the original masonry. Every repointed joint is photo-documented so you hold a record of exactly what was renewed. The same mortar-matching and tooling standard governs the work in every market on our national map, so a repointed joint in one metro is indistinguishable from sound original masonry in another. Address the joints while the brick is still good and you've stopped the failure at the cheapest, least-invasive stage there is.
At Texas Chimney Experts, a chimney tuckpointing is never guesswork. We scope every job from a graded, photographed inspection first — the NFPA 211 level the evidence calls for — so the work is matched to what your flue and masonry actually need, with the report to prove it. The documented inspection is the record the chimney tuckpointing is built on.
Chimney inspectionA chimney tuckpointing isn't a matter of opinion — it's held to published national standards. Texas Chimney builds every job to the named codes below and documents it, so the work is provably right for an inspector, an insurer, or a future buyer. These are the universal standards; your city's permit and inspection requirements are confirmed with the local authority before we pull the job.
For repointing we select Type N or Type S mortar to match the strength of the brick itself, not the hardest mix on the truck; a mortar that is too rigid ends up spalling the softer brick it was supposed to protect.
Every failed joint gets ground back to sound material first, to a depth of roughly the joint width or more, and only then repacked; that way the fresh mortar bonds to solid masonry instead of bridging over a hollow joint.
Crystalline silica comes off the joint the moment grinding starts, so we run the work under OSHA-compliant dust control, meaning HEPA extraction and wet-cutting, instead of dry-grinding that dust into the air of the home.
Codes cited are the established national standards (NFPA, UL, IRC) that govern this service. The adopted code edition, permit, and inspection requirements vary by city —Texas Chimney verifies them with your local authority having jurisdiction on every job.
Confirm the brick itself is sound and the failure genuinely sits in the joints.
Cut the old mortar back to sound depth without nicking the surrounding brick.
Pack strength-matched, color-matched mortar into the joints and tool it to the original profile.
An optional breathable repellent over the cured joints for added protection.
We've worked on 1,000+ DFW homes over 10+ years. Every job — small sweep or full rebuild — runs the same way: certified technicians, written quotes, photo reports, warranty in writing.
Joints only — sound brick stays untouched while we correct the mortar
Mortar strength-matched to your brick, with soft lime reserved for historic masonry
Tooled and color-matched so the finished repointing reads as original
HEPA dust capture on every grind, and a photo of each joint we repaired
Family-owned, CSIA-certified, NFPA 211–compliant. We're the team you call when you want it done right the first time — no rotating subcontractors, no upsell pressure, no surprises. Same techs, same trucks, same standard.

The standard is condition-driven, not calendar-driven: NFPA 211 ties cleaning to a measured 1/8" of creosote accumulation, and a Level 1 inspection is the way we confirm you've reached it. For a wood-burning fireplace in regular use that typically lands at once per heating season — but we measure the buildup and tell you what the flue actually shows rather than assuming.
Yes — and verifiably so. Our inspectors hold current CSIA (Chimney Safety Institute of America) certifications you can confirm yourself in the CSIA member directory at csia.org, and our fireplace work is handled by NFI specialists. We name the standard we inspect to so you can check the credential behind the report.
Yes. We respond 24/7 (subject to crew availability) to the situations that can't wait for a diagnosis later — an active water leak into the home, an animal trapped in the flue, post-fire hazards, and storm damage. We make the system safe first, then document the cause; same-day in most cases.
Always — and with the evidence attached. Before any work starts you receive a written quote backed by photos of exactly what we found and why it needs attention. Final pricing follows the documented condition of the chimney and anything the inspection turns up, not a number guessed before we've looked.
Inspection Program is our annual maintenance plan at $19.99/month ($240/year): a documented Level 1 inspection and sweep every year ($248 value), priority scheduling, 10% off all repairs, and emergency-response priority. It's the way to keep a year-over-year record of your system's condition. Cancel anytime, no contract.
